This page and the properties on it are designed for real estate
investors, the key word is investor. If you are looking to make a quick
buck, this is not for you. If you are looking to truly invest in real
estate this may be for you.
This number changes a little bit every time I see it, but 90% of all
millionaires made their money in real estate. Where else can someone put
down a small percentage of the purchase price and finance the remainder.
The leverage you have on your money with real estate is unmatched by any
other investment.
Now, can real estate lose value? Absolutely! We are seeing that right now.
But historically real estate appreciates in value between 5 – 7%. Now
just think about that for a second. You can put a small amount of money
down on a property and have it appreciate 5 – 7% off of its full value.
Personally I believe that over the past few years real estate
appreciated too fast so the correction we are seeing now is overdue. If
feel this is great time for true real estate investors. A true investor
plans on holding the property for a minimum of 3 years. If that is the
case, you do not need to time the exact bottom of this market. I’m not
sure anyone can do that. However, if you choose your properties
carefully right now, you could do very well in the next few years.
On the right are some properties that I found that have positive cash flow for
the investor. Yes, after mortgage, insurance and taxes they still have
positive cash flow. We have not seen that in a long time! Please be sure
to do your diligence on these properties. Check area rents, vacancy
rates, and without doubt have the properties inspected by a certified
home inspector.
